STEP 4 – Make Your Payments
When you take out your loan your savings account is frozen. A. The bank must have a Passbook Savings Account product with NO MONTHLY FEE on balances of $500 to $1,000.
I recommend that you work with smaller community banks and not the major chains. The smaller banks are more likely to have the exact type of account that you will need to open,[link widoczny dla zalogowanych], and they are more likely to work with you and be flexible. Savings & Loan institutions and Credit Unions can also be used,[link widoczny dla zalogowanych], provided they meet the requirements. The product you want is called the "Passbook Savings Account," which is basically just a simple savings account. And the type of loan you will take out is a "Passbook Savings Loan." This is the easiest type of loan to get because it is totally secured with your own cash. Most banks are only willing to loan you 85% of the amount you have on deposit, so there is always some reserve money in the account.

B. You must be able to borrow up to 85% of your balance on a 12-month loan schedule,[link widoczny dla zalogowanych]. This is typically called a Passbook Savings Loan.
All that is necessary to add years of excellent credit history is the love and trust of a friend or family member who has good credit.
Of course, you never want to risk the credit rating of a friend or family member, so simply have them use their own address on the application for the extra card. That way, the card will be mailed to them, and even though it has your name on it, the card will remain in their possession. They can even cut it up if they want to.
Most consumers are aware that negative items on a credit report can be disputed with the three major credit reporting bureaus. Often, this process can lead to a significant improvement in credit score through deletion of the derogatory items that were lowering the score.
The simple beauty of this approach is that the new card will show up on your credit report, and normally it will show the opening date of the original card (not just the application date for the extra card), as well as the entire credit history of that card! It's like getting years of good credit added to your file with the stroke of a pen.
STEP 1 – Locate a Small Bank that Meets Your Requirements
The "Passbook Savings Loan Technique" is a great way to add positive payment history to your credit file. It will also give you an excellent credit reference to use for most types of financial applications. This technique does require some cash – at least $500 to $1,000. However,[link widoczny dla zalogowanych], this amount will be held in a savings account as loan collateral,[link widoczny dla zalogowanych], and the total out-of-pocket cost to complete this technique should be well under $50.

After six months, pay off the loan early. I'm sure you will agree that $20 is a small price to pay for adding six months' worth of good payment history to your credit report!

Since you selected a bank that reports regularly to the big three credit bureaus, everything should show up correctly. But mistakes do happen. If the loan is not reported correctly,[link widoczny dla zalogowanych], then ask the bank directly to fix the omission, or ask the credit bureaus in writing to add the credit reference to your report.
Credit card companies are always willing to have their best customers add extra cards for family members. By adding your name to one or more of their accounts, they will actually cause a new credit card to be issued in your name. The "catch" is that they will be the co-signer on the account, meaning that they are responsible if you miss payments.
Assuming an interest rate cost of 6%, your monthly payments on the $850 loan will be $73.16. Since you have "borrowed" $850 in cash, you will use that money to keep the payments going on the loan. Be sure to make your payments well before the due dates. Always pay EARLY, in order to be on the safe side in establishing good payment history.
Return to the bank and ask to see a loan officer. Look your best, be courteous, and explain that you wish to take out a Passbook Savings Loan for $850 (or 85% of whatever amount you've actually deposited).
Go to the bank you've chosen and open a Passbook Savings Account for $1,[link widoczny dla zalogowanych],000 (or less depending on what you have to work with). Take your Passbook home and wait a week or so (because you don't want it to look like you opened the account only for the purpose of taking the loan).

As most of us know, conflict is a destructive force in any relationship. Money is often a source of conflict. Money is an immense issue in our everyday lives; how we manage and communicate about it sets the tone for our relationships. I wrote Romance & Money – 12 Conversations Every Couple Should Have, because of the painful and caustic communication, or lack of that I saw in the couples I worked with as a mortgage banker and credit counselor. Often I worked with divorcing couples and became convinced that with better money communication skills they would not have been divorcing.

Developing financial integrity will save many of the arguments that plague and often destroy marriages.

In our meeting that husband said he didn’t care one iota what she bought, as long as she was happy. The wife broke down in tears and told us how her father beat her mother when she bought anything he hadn’t sanctioned. And he sanctioned very little. Her issues had nothing to do with her current situation,[link widoczny dla zalogowanych], but her wounded past was poisoning her present and threatening her future with a generous man who wanted only for her to be happy. Money issues and how we communicate about them have deep roots. We can’t change the past, but we can and must acknowledge it and observe how it impacts our current behavior. I often suggest that people get counseling if they struggle to address issues that may have deep psychological causes such as; destructive spending profiles; shop-a-holic, which can be a fear based – lacking self worth or a feeling of entitlement issue. Inability to budget and always broke, is often a learned pattern that can be changed. A sense of entitlement has many relationship damaging issues. And so on. Counseling cracks the issue open and then learning the skills to prevent further damage aids in the healing process.
The best way to find a counselor is through a referral. If you don’t have a referral check out the list, by state,[link widoczny dla zalogowanych], at Psychology Today or go to the National Foundation for Credit Counseling, or go to your church; many have ongoing programs to help their congregations through difficult financial times. The only way to find help is to ask for it. In this economy especially, people don’t need just another self-help book, they need solutions,[link widoczny dla zalogowanych], skills and answers. All of these topics can have deep emotional roots that manifest in thorny, often dishonest communication that harms the relationship; the family and ultimately the person who cannot heal from their past and so drags it into their future.
Learning to openly and honestly discuss romance and money won’t heal the world, but it will heal one relationship at a time.

Most people who attend presentations are there because they want to be. However, a less than dynamic delivery can make your audience wish they were somewhere else. When that happened in the past, people would either fall asleep or get up and leave. Your job as the speaker is to keep their attention on you and not their email.
You must not only grab them with your opening but you must keep their focus on you throughout your delivery. Great delivery skills alone cannot accomplish that – a message tailored to their needs as well as a dynamic delivery can.

I have had students (and seen ‘seasoned’ professionals) open with the words, “Today, I am going to talk to you about….” That is a yawn. We know it is today. We know it is you who is talking. And,[link widoczny dla zalogowanych], we probably know your topic.
Each block represents a sub-topic and should be treated as an individual unit within your development. Each block needs a story, an anecdote , a question or some additional material that involves your listeners. Stories are wonderful. Audiences love them and can often identify with what you are describing. In addition,[link widoczny dla zalogowanych], they lend credibility to use as an expert.
So what is the strategy? Open your speech or presentation with a message which immediately captures their interest. It may be a question, a brief story,[link widoczny dla zalogowanych], an anecdote, a quote,[link widoczny dla zalogowanych], or even a joke if it is relevant to the topic. I really like questions because it physically involves them when I ask them to raise their hands; i.e. they must think to answer it but there is a physical process going on as well. While this may seem elementary,[link widoczny dla zalogowanych], it really is not.

Gearing your material to satisfy the needs of your audience is your 1st step in being successful as a public speaker. Keeping your audience focused on you is your 2nd step – regardless of whether it is the opening, the development or the closing.
